permanently or seasonally. These areas are characterized by specific types of vegetation and
unique soil conditions due to the presence of standing water or waterlogged soils. Wetlands can

Due Diligence: Before purchasing a property with wetlands, it’s essential to conduct thorough
due diligence, because it can limit/prevent the development allowed on your property. Diligence
may include obtaining wetland delineation reports, understanding regulatory requirements, and
consulting with experts (EMS) to assess any potential implications for your intended use of the
property.
Wetland Determinations: A wetland determination provides essential information about the
presence, and characteristics of wetlands on a property, but does not map the extent or exact
locations of the wetland. It guides landowners, developers, and regulatory agencies in making
informed decisions regarding land use and environmental protection.
Wetland Delineations: A wetland delineation is a process used to determine the boundaries of
a wetland area. This process is important for environmental management, land use planning,
and regulatory compliance. Wetland Delineations typically involve identifying and mapping the
wetland boundaries for submittal to regulatory agencies in order to develop/mitigate.
Wetland Mitigation: Once a wetland has been delineated, mitigation is required to develop
within the wetland boundaries and/or wetland buffer zone. Mitigation involves purchasing
wetland credits to develop wetlands off-site or enhancing existing areas on site to create a
wetland area. EMS can guide you through the process and make this as simple as possible.
